What do you think is the best way to sell one of the most expensive properties in the world? If you ask this guy, then the answer will be: scantily clad ladies giving glimpses of the house.

Nile Niami is a former Hollywood producer who is now leading luxury real estate developer in Los Angeles and real estate firm Hilton & Hyland. He recently made an online ad for a super fancy Beverly Hills home called OPUS in the form of a red-band trailer

It opened with a lingerie-clad model pleasuring herself while wearing VR goggles, and continued with scenes showing a bunch of girls in various skimpy outfits parading their bodies as they’re partaking in various activities in different parts of the house, which is on sale for $100 million.

See the NFSW video yourself, and see what distracts you the most – the semi-naked girls or the stunning 20,500-square-foot estate, which boasts seven bedrooms, 11 bathrooms as well as two swimming pools, including one accentuated by a 20-foot glass waterfall. The house also has a 10-car gallery, a 15-seat screening room and a champagne vault that can hold 170 bottles of alcoholic beverages.

The trailer actually came via Vimeo in two versions, with one of them being less explicit. Speaking of the other version aimed for adult audience, Niami explained in a press release, “Two steamy movie trailers giving viewers a sneak-peek into a life where the boundaries are limitless. I kept thelling the director, ‘Go darker…. Go sexier’ and was thrilled to see the results.” (dth/gaekon)
